BoardWalk Villas DVC: Entertainment at Your Doorstep

BoardWalk Villas wraps around Crescent Lake in the Epcot resort area, and it offers something no other DVC resort does: a lively entertainment district right outside your door. The quarter mile boardwalk promenade features restaurants, bars, shops, and street performers every evening. It's like having your own little Atlantic City (the fun 1920s version, not the current one) as your backyard.

The BoardWalk Entertainment District

Most DVC resorts are quiet once the sun goes down. BoardWalk is the opposite. Every evening, the promenade comes alive with street performers, jugglers, magicians, and caricature artists. AbracadaBar is a magic themed cocktail lounge with disappearing drinks and hidden illusions throughout the decor. Atlantic Dance Hall offers a dance floor with a DJ. You can rent Surrey bikes and pedal around Crescent Lake as a family.

For dining, the boardwalk features Trattoria al Forno (Italian with handmade pasta), Big River Grille (brewpub with house crafted beers), BoardWalk Deli (quick service sandwiches), and multiple snack carts. Pizza Window serves slices until 11pm for those late night post park cravings.

This evening entertainment is part of why BoardWalk attracts a slightly different crowd than other DVC resorts. Couples and adults without young children particularly love it because there's genuinely fun stuff to do at the resort after the parks close. You don't need to rush back to Magic Kingdom for fireworks when you've got a live band and cocktails steps from your villa.

Location: The Epcot Sweet Spot

BoardWalk sits on Crescent Lake between Epcot and Hollywood Studios. The International Gateway entrance to Epcot's World Showcase is roughly a seven minute walk. Hollywood Studios is about a 15 minute walk or a short boat ride. That gives you walking access to two major theme parks, which is something only BoardWalk, Beach Club, and Yacht Club can claim.

The Skyliner gondola station at International Gateway is also accessible, connecting you to Hollywood Studios and the Caribbean Beach hub. For Magic Kingdom and Animal Kingdom, you'll take resort buses.

One underrated perk: the International Gateway entrance to Epcot opens at 4pm for dining reservations without park admission. That means on rest days, you can still walk over to Epcot for dinner at restaurants like Le Cellier, Space 220, or Takumi Tei without spending a park ticket day.

Room Types

BoardWalk Villas offers the full DVC room range: Studios, One Bedrooms, Two Bedrooms, and Grand Villas. Studios sleep five and include a kitchenette. One Bedrooms add a full kitchen, separate living room, king bed, and a washer/dryer. Two Bedrooms combine the One Bedroom with a connecting Studio. Grand Villas sleep up to 12 and occupy two story units with three bedrooms.

View categories include Standard View (parking lot or roof views) and BoardWalk/Garden View (overlooking the promenade or interior gardens). Standard View rooms cost fewer points and are perfectly fine since you'll spend most of your time out on the boardwalk anyway rather than staring out the window.

One thing to know: BoardWalk View rooms can get noisy until 10 or 11pm because of the entertainment district below. Light sleepers or families with young kids who go to bed early might prefer Standard View or Garden View for the quieter setting.

What It Costs

BoardWalk contracts sell on the resale market between $125 and $150 per point. Annual dues run approximately $9.82 per point, making this one of the lower cost Epcot area resorts for annual carrying costs. Point requirements for a Standard View studio range from about 9 points per weeknight in Adventure Season to 20 points in Magic Season.

Like Beach Club next door, BoardWalk's contract expires January 31, 2042. That's about 16 years remaining. The shorter contract life is reflected in the lower resale prices. If you're comfortable with that timeframe and plan to use the membership actively, the math works out to very affordable per night costs at a deluxe resort.

How It Compares to Beach Club

BoardWalk and Beach Club share the same Crescent Lake location and the same 2042 expiration. The choice between them often comes down to one question: do you value Stormalong Bay (Beach Club's incredible pool) or the boardwalk entertainment district more?

Families with young kids who live in the pool tend to pick Beach Club. Couples and families with older kids who want nightlife and dining variety tend to pick BoardWalk. Both are excellent choices, and they're literally across the lake from each other, so you'll enjoy the neighbor's amenities too (though Stormalong Bay is restricted to Beach Club and Yacht Club guests only).

Who Should Own at BoardWalk

BoardWalk is ideal for adults who love dining and nightlife, couples looking for romantic getaways, and families who want evening entertainment beyond the theme parks. It's one of the best DVC resorts for people who don't want to spend every single minute inside a park. The resort itself provides genuine entertainment value.
